Capital Reserve Consultants, LLC is a leading provider of Reserve Studies, Preventive Maintenance Programs, Capital Replacement Funding Schedules and Comprehensive Needs Assessments for common interest developments and single-owner properties throughout the world.
Our services are available to condominium and homeowners associations; timeshare/resort developments; and invest real estate owners in The United States, Canada, Europe, Asia, Latin America and the Caribbean.
In addition to our technical staff who work exclusively for CRC performing reserve studies, maintenance plans, condition assessments, asset surveys and inventories we have developed a network of strategic alliances with independent technical consultants in the fields of engineering, architecture and management consulting who are called upon to assist with projects which require the expertise of these specialists.
CRC specializes in preparing Reserve Studies, Preventive Maintenance Programs and Property Condition Assessments which are used to develop repair and replacement budgets and capital improvement funding plans for properties owned by our clients.
The company’s operating philosophy includes a self-prescribed Code of Professional Standards which exceeds all recognized standards for reserve study providers. The code represents CRC’s commitment to serve the interests of our clients above and beyond the professional standards required by the industry at large.
MEET OUR STAFF
Carson M. Horton, RS
Mr. Horton’s background as a builder, contractor and project manager over the last 30 years serves as the foundation for his work as a reserve study provider
As a contractor and builder Mr. Horton gained extensive experience with blueprint reading, contract & specifications writing, job costing, scheduling and estimating; disciplines which have been particularly well suited to his transition into the field of preparing reserve studies and maintenance programs for common interest developments, resort properties and single-owner investment properties.
Over the past four years he has developed reserve studies and maintenance programs for communities throughout the Western U.S. and Florida. His projects have included horizontal communities; high-rise condominiums, large scale communities and mixed-use projects typical of the current trend in urban condominium development.
In October 2006 he was awarded the Reserve Specialist (RS) designation by the Community Associations Institute (CAI), the industry recognized standard for reserve study professionals.
James H. Main, PCAM
Mr. Main has over 17 years experience as a community association manager, managing large-scale communities as an employee of the homeowners association. He has managed a planned community of 1925 units and 5000 residents in the West Hills of Portland. He has a track record of success in managing community growth, building community cohesiveness and organizing community events, coordinating with developers, working with volunteer boards and committees, supporting boards of directors having as many as nine members, developing and managing budgets, architectural review and rule enforcement. Topics of his workshops have included fiduciary responsibility, governance, strategic planning, goal setting, team building and communications. Two of the associations he has managed were awarded the CAI Community Association of the Year award for their CAI chapters.
He has conducted workshops and retreats, and taught classes for boards covering a wide range of topics related to management of homeowners associations, including finance, deed restrictions, association rules, conflict resolution, insurance, rule enforcement and association documents. He is a member of the national faculty for professional development courses for the Community Associations Institute (CAI) and he conducts CAI (ABC’s) community management courses for local homeowners. He is currently the President of the Oregon Chapter of CAI (and a Past President) and a former Board member of the Oregon Washington Community Association Managers professional association. As a board member of many non-profit organizations, he has chaired many meetings and is well versed in parliamentary procedure.
